The PEDC owns a 200-acre parcel of greenfield on SW Loop 286 that would provide an excellent site for new building construction. The site has direct access to the surrounding loop, and key utilities are in close proximity. The site also has access to rail at the southern border of the property. As owner of the property, PEDC has complete discretion over the use of the land. This site has also undergone a Phase I Environmental Survey and there are no existing environmental issues onsite.
The site has access or is in close proximity to key water/sewer utilities; the City of Paris has recently extended a 12” waterline along the SW Loop, available to serve the site. In addition, there are 8” and 10” gas mains, and a 138kV transmission line that run through the northern portion of the property, providing direct access to those utilities.
The majority of the 200-acre site is outside of the city limits, where zoning is not applicable. The site is also bordered by industrial operations, including Turner Industries, a pipe manufacturer, and Kimberly-Clark, which is a manufacturer of Huggies and other hygiene-related products.
A rail lead runs to the south of the site, and could be utilized with appropriate construction and repair. Additionally, there is an intermodal facility less than 5 miles away that can be used if necessary.
