The PEDC owns a 45-acre parcel of greenfield on NW Loop 286 that would provide an excellent site for new building construction. The site has direct access to the surrounding loop, and key utilities are in close proximity. As owner of the property, PEDC has complete discretion over the use of the land. The site has undergone a Phase I Environmental Survey and has no existing environmental issues.

The site has access or is in close proximity to key water/sewer utilities. A loop of 12” waterlines has just been installed north of the property to extend water to the developing LionsHead site; these lines will also benefit the 44-acre site. Significant gas and electrical infrastructure are also in close proximity. Additionally, there is an intermodal facility less than 2 miles away that can be used if necessary.

The site is currently zoned as heavy industrial. As part of the NW Industrial Park, the site is bordered by LionsHead Tire and Wheel, a tire manufacturer and American SpiralWeld Pipe, a spiral-welded steel pipe manufacturer for water and wastewater transmission markets, industrial use, hydroelectric and power markets, including treatment plants and pump stations.
